You, your, yours and Advertiser refers to you, the customer of Euroholidaylets.com or as the context requires any person advertising a holiday property on this website.

1. Introduction
a) “We” are Holiday Letting Services Ltd (Registered Company Number 5774602, Registered in England and Wales). Our registered address is 2 Ferry Road Office Park, Ferry Road, Riversway, Preston, PR2 2YH, United Kingdom. Euroholidaylets.com is a trading name of Holiday Letting Services Ltd.
b) These terms and conditions are deemed to include our Privacy Policy and are collectively known as “these terms”.
c) English law shall apply to these terms. You irrevocably agree that the courts of England will have exclusive jurisdiction to settle any dispute which may arise out of, under, or in connection with these terms and for those purposes irrevocably submit all disputes to the exclusive jurisdiction of the English courts. If a court decides that any part of these terms cannot be enforced, that particular part of these terms will not apply, but the rest of these terms will still apply.
d) When you register and submit a property to, or modify a property on the euroholidaylets.com website, you acknowledge that you have read and agree to abide by the terms & conditions of advertisings on this website.
e) You may print a copy of these terms and conditions. They are a legal agreement between you and Euroholidaylets.com and can only be modified with our consent. We may change these terms and conditions at our discretion by changing them on the site. The then current version of these terms and conditions will apply whenever you use this site.

2. Registration
a) To be able to add a property to the euroholidaylets.com website, you must submit a completed registration form to us. At our discretion, we may refuse your application for registration. If we accept your application for registration, we will confirm this by sending you an email containing your registration details.
b) Each registration is for a single advertiser only. You may not share your username and password with any other person nor with multiple users on a network.
c) You confirm that all information provided by you for the purpose of registration with us is accurate and complete.
d) You accept sole responsibility for the use of, and for keeping secret, your registration details for use on this site. You will notify us immediately of any unauthorised use of your registration details or any breach of security of this site of which you become aware.

3. Content of Advertisements
a) You are wholly responsible for the accuracy and currency of the property descriptions published on the site.
b) We reserve the right to modify property advertisements in order to remove offensive or inappropriate material or to bring the information in line with the euroholidaylets.com style. We will not however be held liable for any loss arising out of any error or omission on our part.
c) We are in no way liable for any inaccuracies or misleading statements made in the information provided by an advertiser of properties advertised on the website.
d) A property advertisement on euroholidaylets.com should pertain to one holiday property only. You are not permitted to advertise or make reference to more than one property per advertisement. We reserve the right to amend any property advertisement not adhering to this policy.
e) We reserve the right to refuse any property advertisement and cannot be held liable for any expense or loss as a result of doing so.

4. Promotional Advertising Services
a) Featured Property Adverts and Last Minute Deals are displayed on all pages of the site, except for the Property Advert page, using an automatic rotation system.
b) We provide no guarantee to the number of times your property will be displayed to website users during your promotional advertising period. This is dependant on the total number of Featured Properties and/or Last Minute Deals requested.
c) We cannot be held liable for any expense or loss as a result of using promotional advertising services.

5. URL Link to Personal Website
a) As part of your advertisement, you can include a URL link to your own personal website. We do not charge you for this. However, all we ask is that you add a reciprocal link to Euroholidaylets.com on your website.
b) We reserve the right to refuse email addresses, website addresses or hypertext links to other websites from within the euroholidaylets.com site.
c) No website addresses or hypertext links to competitive accommodation directories will be permitted.
d) No website addresses or hypertext links to your own website will be permitted during your free introductory period. This link is only permitted from a trackable, predetermined position. No links are allowed in free text of the advert.

6. Copyright Authorities and Protection
a) When you submit a property to euroholidaylets.com, you acknowledge that the material (text, photographs and/or graphics) has not been copied or is in breach of any copyright. We cannot be held responsible for any infringement of copyright laws resulting from material supplied by you.
b) You assign us a licence to reproduce in part, or in whole the material supplied.

7. Disclaimer of Warranties and Liability
a) We accept no legal responsibility for the accuracy of information, or for any action brought against you for breach of contract by the person or people renting your holiday property.
b) Due to the nature of software and the internet, we do not warrant that your access to, or the running of, this site will be uninterrupted or that it will be free from errors or viruses or other harmful components. We shall not be liable to you for any loss, costs or damages resulting from the use of the site, or the inability to access or use the site.
c) We cannot be held liable for cancellations, non payment of rent, damage to the property or any other material loss.
d) Your continued use of this site signifies that you indemnify us from:
i) any loss, damage, costs and expenses
ii) loss of profit, business or reputation
iii) loss of, damage to or corruption of data
in connection with any breach of these conditions or any legal obligation by you and your use of, or conduct on the site.

8. Termination of Property Advertisements
a) Should you request a property to be removed from the site at any time, this should be done via email or in writing. No refunds will be paid to advertisers who request their property to be removed prior to the end of their subscription period.
b) We reserve the right to remove properties from the site should:
i) You misrepresent your property in any way
ii) You use offensive or inappropriate material
iii) Your personal linked website contains (or is linked to) misleading, offensive or inappropriate material
iv) You double book your property
v) We receive substantiated complaints from holidaymakers who book your property

No refunds will be paid should your advertisement be removed for reasons i) ii) iii) iv) or v) above.

9. Your Obligations and Conduct
a) Customer service is of paramount importance to Euroholidaylets.com and therefore, it is a requirement that you should respond promptly and courteously to all enquiries directed to you.
b) You are strongly advised to have a legal contract between you and your tenants.
c) You accept that you are solely responsible for ensuring that your computer system meets all relevant technical specification necessary to use this site and that your computer system is compatible with this site.
d) You must not misuse our system or this site. In particular, you must not hack into, circumvent security or otherwise disrupt the operation of our system and this site, or attempt to carry out any of the foregoing.
e) A condition of your continued use of this site is that you agree not to use this site for any purpose that is unlawful or prohibited by these terms and conditions or by other applicable laws and regulations.
f) We may in our sole discretion terminate or suspend your access to or use of this website for any reason, including without limitation where we believe that you have not acted in accordance with the terms of advertising. No refunds will be given.

10. Changes to the Service
a) We will continually strive to improve our service, and therefore we reserve the right to:
i) Change or remove (temporarily or permanently) any part of the website without notice and you confirm that we shall not be liable to you for any such change or removal, and
ii) Change these terms and conditions at any time, and your continued use of the website following any changes shall be deemed to be your acceptance of such change.
iii) Change the advertising prices without notice. Any new advertising prices will be applicable immediately for new advertisers and upon renewal for existing advertisers.
